Three fictional companies, three industries, the same approach: raw exports in, tied-out reporting and a presentation-ready package out. Every company here is made up. The data is generated, the arithmetic is real: every figure on a sample page ties to the schedule behind it, and each page shows its own tie-out checks at the bottom.
Redbud Property Group
- Problem
- A 12-property portfolio on a property-management platform (RealPage/AppFolio-style exports). The owner sees rent roll and delinquency reports but never the portfolio.
- Built
- Portfolio dashboard, NOI and budget vs actual by property, delinquency aging, an owner statement, and a drill from portfolio to property to unit.
Meridian Outdoor Group
- Problem
- Three related companies (a landscaping contractor, an equipment rental yard, a nursery and materials store) with intercompany activity and three sets of books. The owner wants one package.
- Built
- Consolidated income statement and balance sheet with entity columns and eliminations, budget vs actual, cash flow, and a close checklist with status.
Northline Creative
- Problem
- An agency on QuickBooks Online that knows its revenue but not which clients and services make money, and gets surprised by cash.
- Built
- Profitability by client and service line, AR aging with days-to-pay by client, and a 13-week cash flow.
What's in a sample and how it's built
Source
System exports: rent roll, GL detail, trial balance, invoices. Nothing hand-keyed.
Pipeline
A script loads the exports, checks them, and computes every figure once. The same script runs every month.
Tie-out
Rent roll to revenue, subledgers to GL, entity totals to consolidated. Shown on the page, not assumed.
Presentation
An interactive page you can open on a phone, plus a PDF for the board or the lender.
The AI piece: it drafts the commentary, checks the checklist, and flags what moved. It never computes the numbers.
